PERSONAL ASSISTANTS UNLICENSED EMPLOYEES MAY:

RECEIVE AND FORWARD PHONE CALLS TO THE LICENSEE OR ANOTHER LICENSEE IN THE AGENCY;

SUBMIT LISTINGS AND CHANGES TO THE MLS, BUT ONLY IF THE LISTINGS OR CHANGES ARE BASED UPON DATA COMPILED AND PROVIDED BY THE LICENSEE;

ASSIST THE LICENSEE IN ASSEMBLING DOCUMENTS FOR CLOSING;

SECURE COPIES OF PUBLIC RECORDS FROM THE REGISTRY OF DEED, CLERK OF COURTS, TAX OFFICE OR OTHER PUBLIC OFFICE;

RECORD AND DEPOSIT EARNEST MONEY AND OTHER BROKERAGE RELATED TRUST MONIES UNDER THE SUPERVISION OF THE DESIGNATED BROKER/DESIGNEE;

TYPE OFFERS AND CONTRACTS PREPARED BY THE LICENSEE;

MAINTAIN LICENSE RENEWAL FILES FOR THE LICENSEE;

COMPUTE COMMISSION CHECKS AND ACT AS BOOKKEEPER FOR THE AGENCY’S OPERATING ACCOUNTS;

PLACE AND RETRIEVE "FOR SALE" SIGNS ON PROPERTY AT THE DIRECTION OF THE LICENSEE;

ACT AS A COURIER TO DELIVER OR PICK UP DOCUMENTS, KEY, ETC.;

MAKE ROUTINE PHONE CALLS TO COORDINATE OR CONFIRM APPOINTMENTS BETWEEN LICENSEES AND OTHER PERSONS;

SCHEDULE APPOINTMENTS FOR SHOWING PROPERTY;

FOLLOW UP ON LOAN COMMITMENTS AFTER A CONTRACT HAS BEEN NEGOTIATED;

WRITE ADS FOR THE APPROVAL OF THE LICENSEE AND PLACE ADVERTISING IN MAGAZINES, NEWSPAPERS, ETC, AS DIRECTED BY THE LICENSEE AND CONSISTENT WITH THE AGENCY’S ADVERTISING GUIDELINES;

RESPOND TO QUESTIONS FROM BUYERS, SELLERS OR OTHER LICENSEES, AT THE DIRECTION OF THE LICENSEE, AND WHEN THE RESPONSES ARE LIMITED TO WRITTEN, FACTUAL INFORMATION PREPARED BY THE LICENSEE FOR DISSEMINATION TO THE PUBLIC, SUCH AS ADVERTISEMENTS OR DATA SHEET. SHOULD THE INQUIRY FROM THE BUYER, SELLER OR OTHER LICENSEE GO BEYOND THE SCOPE OF THE INFORMATION PROVIDED, THE NON-LICENSED ASSISTANT MUST REFER THAT INQUIRY TO THE LICENSEE. IN ADDITION, THE ASSISTANT SHOULD INDICATE THAT HE/SHE IS NOT A LICENSEE;

COMMUNICATE, AT THE DIRECTION OF THE LICENSEE, WITH A BUYER, SELLER OR SERVICE PROVIDER IN CONNECTION WITH A TRANSACTION ABOUT WHEN REPORTS OR OTHER INFORMATION NEEDED CONCERNING ANY ASPECT OF THE TRANSACTION WILL BE DELIVERED, OR WHEN CERTAIN SERVICES WILL BE PERFORMED OR COMPLETED.

PERSONAL ASSISTANTS UNLICENSED EMPLOYEES MAY NOT:

SHOW PROPERTIES FOR SALE TO PROSPECTIVE BUYERS;

SOLICIT LISTINGS OR BUYER BROKERAGE CONTRACTS FROM PROSPECTIVE CLIENTS;

PROVIDE ADVICE OR GUIDANCE TO A BUYER OR SELLER WITH REGARDS TO A LISTING CONTRACT, BUYER BROKERAGE CONTRACT OR SALES CONTRACT;

NEGOTIATE OR AGREE TO ANY COMMISSION, COMMISSION SPLIT, OR REFERRAL FEE ON BEHALF OF THE LICENSEE;

PRESENT OR NEGOTIATE OFFERS;

GIVE LISTING PRESENTATIONS;

QUALIFY PROSPECTIVE BUYERS;

HOST OPEN HOUSES – THE ASSISTANT MAY BE PRESENT AT THE OPEN HOUSE TO GREET THE PUBLIC, HAND OUT PREPRINTED MATERIALS PREPARED BY THE LICENSEE OR ARRANGE APPOINTMENTS WITH THE LICENSEE;

COMMUNICATE WITH THE PUBLIC IN A MANNER WHICH IS USED, DESIGNED OR STRUCTURED FOR SOLICITATION PURPOSES WITH RESPECT TO A SPECIFIC PROPERTY, TRANSACTION OR BROKERAGE SERVICE;

DISCUSS WITH A BUYER OR SELLER THE TERMS OR CONDITIONS OF A POSSIBLE SALE OR PURCHASE, FEATURES OF THE PROPERTY, SUCH AS LOCATION, NEIGHBORHOOD OR SCHOOLS OR ENGAGE IN CONDUCT INTENDED TO PROMOTE THE SALE OR PURCHASE.
